With the new real estate law changes that went into effect on August 18, 2024, we are not allowed to advertise our commission; but just know we have no hidden fees of any kind. We allow our sellers to cancel free and clear at any time without charge or objection. We don’t bring listing presentations or listing agreements on our visits to try to trick you into signing an agreement with us. If you’ve ever worked with a real estate agent before, you’ll notice our process is completely different. If you have questions about our commission, just give us a call and we are happy to give it to you over the phone. Our team believes in complete transparency, and we generally find people appreciate honesty instead of being pressured to make a decision on the spot.
First, we’ll come to your house for a walkthrough. During the walkthrough, we’ll answer any and all questions you may have for us. We’re happy to talk through any repairs, changes or updates we think might make your house more marketable. The reason we do a walkthrough is to get our eyes on the entire home. This allows us to find the best possible comps to ensure we price your home correctly.
After the visit, we’ll be able to run comps which usually takes several hours. We are looking for closed homes as well as active homes on the market nearby that would be considered competition for your home. Pricing your home around the competition can have a huge impact on how quickly it sells, and this is something we’ll go over in detail with you. After we’ve given you numbers and important information about your home’s sale, we don’t bug or bother you. If it makes sense, and you want us to help you, just reach back out to us anytime. We’ll get that process started.
If you reach back out to us to list the property, we’ll get professional photos scheduled and start working on the paperwork. It’s our goal to make the paperwork aspect as painless for you as possible by going over everything and filling it all out with you.
Once photos are back and the paperwork is filled out, we’ll be ready to list it on your agreed upon date. Some agents use misleading information on marketing your home and claim to have “cash buyers” and “out of state buyers” etc.--all while they try to up-charge you with a higher commission. No matter which agent you use, once they list your home on the MLS, it is pulled by all the primary listing websites and should be on them within seconds of going live. The main websites buyers use are: Zillow, Realtor.com, Redfin and Trulia. There are no “hidden websites” or “special marketing techniques” that target other secret buyers they might tell you about. The truth is that 99% of all buyers look on those four primary websites.

Obviously, selling your home has lots of logistics and unknowns! Don’t worry. We’ll talk through all the possibilities and have multiple plans in place depending on how things play out. We’re available and we’ll communicate 24/7. There are no days off for us, vacations are always workcations. If your agent is going to be without cell service, we have several team members that take their place during those times to ensure everything still runs smoothly.
